Commercial Services - Planning & Design

R Crosbie and Associates consider planning and design as a process which should follow a logical sequence of actions or events in order to arrive at a viable solution for each and every client.  We also see it as a multi disciplinary problem solving operation involving each member of our in house staff and depending on the project, as an when required, external consultants such as services engineers, structural engineers, interior designers and so on.

For each individual project R Crosbie and Associates meet with the client at inception to determine what their wishes are to ensure that their expressed goals and objectives are met during the design process.  Generally, the client provides general guidelines which R Crosbie and Associates process for the first phase of the design process.  R Crosbie and Associates use their experience and design skills to develop the client’s brief into schematic and conceptual design proposals.  These proposals are then presented to the client to ensure his / her general acceptance of the basic concept.  The design style appropriate to each clients needs is then developed.  Once the client has approved this stage and prior to progressing the design to a more detailed stage, R Crosbie and Associates provide preliminary cost, planning and building regulation advice associated with the design proposal.  Assuming all the design criteria has been met appropriate statutory applications are prepared and submitted for approval.  Depending on the clients requirements, construction details and specifications are then prepared by R Crosbie and Associates for the proposed scheme either during the statutory approval process or upon receipt of statutory approval such as Planning and Fire Safety Certificate approval.  As part of the overall design and planning process R Crosbie and Associates advise on appropriate procurement options for each individual project to suit client’s requirements.  Such process can involve traditional selective tendering or in some cases two stage tendering and management contracting.  Once the project is on site R Crosbie and Associates project manage the works to completion.  R Crosbie and Associates are also becoming more involved in assisting clients in managing the running of their premises following occupation.
