APC Assessment – Senior Building Surveyor – Pat Culleton
A Chartered Surveyor is a professional who practices in one of seven areas of the Property and Construction industry. There are over 120,000 Chartered Surveyors practicing worldwide and Chartered Surveying is one of the most widely recognised professions in the world. Chartered Surveyors are at the forefront of decisions which initiate real positive changes in both the built and natural environments.

 

Senior Building Surveyor, Pat Culleton, is currently completing the final months of recorded work experience prior to sitting his Chartership examination.  Upon successful completion of the APC (Chartership) qualification Pat will become a Chartered Building Surveyor and will continue to apply his skill base to all matters relating to construction, including the restoration of old buildings and the construction of new. As a Chartered Building Surveyor Pat will also complete among other services, structural surveys, schedules of dilapidations and fire safety design work.

 

Building Energy Rating Assessment Course

As part of the Energy Performance of Buildings Directive, a Building Energy Rating (BER) certificate, which is effectively an energy label, will be required at the point of sale or rental of a building, or on completion of a new building.

 

The BER will be accompanied by an "Advisory Report" setting out recommendations for cost-effective improvements to the energy performance of the building. There will be no legal obligation on vendors or prospective purchasers to carry out the recommended improvements.

 

SEI will publish BER certificates on a public BER Register.

From 1 January 2007, new dwellings that applied for planning permission on or after this date require a BER when they are offered for sale or rent. This requirement will be extended to all new non-residential buildings in July 2008 and to existing buildings offered for sale or rent in January 2009.

 

Two of R. Crosbie and Associates Staff successfully completed a Chevron Training BER Assessor training course which covered all aspects of the knowledge and understanding’ described in the SEI’s learner outcomes. The course content included;-

  • Dwellings Energy Assessment Procedure (DEAP)
  • Measuring Relevant Building Dimensions

  • Energy Assessment of Domestic Hot Water Systems
  • Energy Assessment of Space Heating Systems
  • Alternative Energy Heating Systems
  • Calculating CO2 Emissions
  • DEAP Software Version 2.2
  • Administration of BER Assessments

 

Honours Degree in Construction Economics/Quantity Surveying

Quantity Surveyor, Ken Byrne, recently obtained a degree in Quantity Surveying by returning to Waterford Institute of Technology under a ISME(Irish Small and Medium Enterprises Associates Ltd) /FAS scholarship scheme organised by the Practice Director Rory Crosbie.

 

The scholarship was offered to Ken by the firm on the basis that he be retained as a full time employee but be facilitated to complete full-time study as required by the course programme.

 

Ken has returned to the practice to work full time for a further year.  He will then return to Waterford Institute of Technology for his final year and thereafter obtain an honours degree in Quantity Surveying.  This qualification will allow Ken to progress further, complete his APC to allow him to sit the Chartership exams.

 

Owners and Managers Gearing for The Future

In business, the one constant in business is change. Being able to successfully deal with change and re-orientate your business in accordance with prevailing – and future – market conditions is the hallmark of a well run business.

 

Practice Director Rory Crosbie achieved through the Irish Management Institute (IMI) the Owners and Managers Gearing for The Future qualification in August of 2007.

 

The course was aimed at equipping managers of small and medium businesses with the skills to think strategically about the future and also with the toolset to manage change the operation of the business profitably and efficiently.

 

Society of Chartered Surveyors Creditation Course (Conservation and evaluation of Historic Buildings)

Practice Director, Rory Crosbie, successfully completed in 2007 the Grade III Conservation Surveyor examinations which were organised by the Society of Chartered Building Surveyors in conjunction with Dublin Civic Trust.

 

The main aim of the SCS Conservation course was to give members a greater understanding of protected structures as well as the legislation governing them which came into effect in 2000 under the Local Government (Planning and Development Act 1963 – 1999).  In order to ensure that the Grade III membership is retained, Rory must now attend at least two SCS recognised CPD courses a year specifically conservation related.  Further courses will need to be completed by Rory to allow him to progress to Grade II and ultimately a Grade I Conservation Surveyor.

 

Seminars

From time to time R Crosbie and Associates are requested to present seminars to Building Surveyors and Quantity Surveyors.  Such seminars have been pre-arranged for the Autumn 2008 season. 

 

It is R Crosbie and Associates aim to offer further consultancy advice through seminars to Solicitors and other professionals operating in the property in construction sector on topics such as pre-acquisition surveys, dilapidations and repair and maintenance of property portfolios in late 2008/early 2009.
